Terms of Service

1. Introduction & Definitions

• TaksuVillas (“We”, “Us”, “Our”): The direct-booking platform operated by TaksuVillas for curated private villas in Bali and Indonesia.
• Villa: The vacation rental property listed on our platform that you book.
• Booking: Your reservation request and confirmed reservation for a specific Villa on specific dates.
• Guest (“You”, “Your”): Any person who makes or benefits from a Booking through TaksuVillas.
• Total Rent: The total cost displayed at checkout, inclusive of all applicable charges.

2. Our Role

TaksuVillas operates as a direct-booking platform connecting guests with curated villa properties. Unlike aggregator platforms, we work closely with each property and stand behind the listings we publish. We act as the booking agent and payment processor for confirmed reservations.

When your booking is confirmed, you enter into a direct contractual relationship with TaksuVillas for the stay. Our team manages the end-to-end guest experience from first enquiry to check-out.

3. Booking Process

• Booking Request: By completing checkout, you are making a firm offer to book the selected Villa under the dates and terms displayed.
• Your Information: You warrant that all information provided during booking is accurate, complete, and current.
• Confirmation: Your booking is confirmed when payment is successfully processed and you receive a written confirmation email from TaksuVillas.
• Accuracy: We strive to keep all villa descriptions, photos, and pricing current. Minor discrepancies between photography and actual condition do not constitute a material breach.

4. Payments

All payments are processed securely via Midtrans. We accept bank transfer, credit card, and other payment methods available at checkout. Prices are displayed in your detected currency and are subject to the exchange rates applied at the time of payment.

The price you see at checkout is the price you pay. TaksuVillas charges no additional service fee on top of the displayed rate. Cleaning costs are included. No surprises.

You are responsible for any bank or card fees related to currency conversion or international transactions that may be charged by your financial institution.

5. Cancellations & Modifications

Cancellation by Guest: Your booking is subject to the cancellation policy displayed at the time of booking. Unless otherwise specified, the default policy is non-refundable once payment is processed. Please review the cancellation terms on the villa detail page before booking.

Cancellation by TaksuVillas: In the rare event we must cancel your confirmed booking, you will receive a full refund of all amounts paid. We will use reasonable efforts to assist you in finding comparable alternative accommodation.

Modifications: Requests to change dates or guest count are subject to availability and may result in a change in the total rent. Please contact us in writing as early as possible for any modification requests.

6. Your Stay & Responsibilities

• Check-in/Check-out: Adhere to the check-in and check-out times specified in your booking confirmation.
• House Rules: You agree to abide by all House Rules provided for the Villa. Failure to comply may result in deductions from any security deposit or, in serious cases, early termination of the stay without refund.
• Occupancy: Do not exceed the maximum guest count specified for the Villa without prior written approval.
• Damages: You are responsible for any damages caused by you or your party during the stay beyond normal wear and tear.
• Local Laws: You agree to comply with all local laws, customs, and regulations during your stay.

7. Travel Insurance

We strongly recommend that you purchase comprehensive travel insurance prior to travel, covering trip cancellation, medical emergencies, personal liability, and loss of personal property. TaksuVillas is not liable for losses that would be covered by appropriate travel insurance.

8. Limitation of Liability

To the maximum extent permitted by applicable law, TaksuVillas shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our platform or your stay at any listed property. Our total liability to you for any claim arising from a booking shall not exceed the total rent paid for that booking.

We are not responsible for events outside our reasonable control, including natural disasters, government actions, strikes, or other force majeure events.

9. Intellectual Property

All content on the TaksuVillas platform — including text, photography, design, and branding — is owned by or licensed to TaksuVillas. You may not reproduce, distribute, or create derivative works from our content without prior written consent.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Republic of Indonesia. Any dispute arising from your use of TaksuVillas or a booking shall first be subject to good-faith negotiation, followed by mediation if necessary, before any formal legal proceedings.

11. Changes to These Terms

We may update these Terms from time to time. The effective date at the top of this page reflects when the current version came into force. Continued use of TaksuVillas after any changes constitutes your acceptance of the updated Terms.
